Your result, explained

Borrowing $320,000 costs $1,980.71 a month in principal and interest, plus $466.67 for property costs like tax and insurance, so you should budget $2,447.38 a month. Over the full term you would pay $393,057 in interest, 123% on top of what you borrowed.

Ways to make it cheaper: paying even a little extra each month cuts years off the loan; a rate just 0.5% lower saves thousands over the term, so compare lenders. Remember you need $80,000 in cash upfront.

How your mortgage payment is calculated

A repayment mortgage has a fixed monthly payment that covers the interest due that month plus a slice of the loan. Early on, most of each payment is interest. As the balance falls, more goes to the principal, which you can see in the schedule above.

The formula is P × r ÷ (1 − (1 + r)−n), where P is the loan, r the monthly interest rate and n the number of payments.

How to lower your monthly payment

  • Bigger deposit: borrowing less cuts both the payment and the total interest, and can remove mortgage insurance.
  • Longer term: spreads the loan over more payments but costs more interest overall.
  • Better rate: even 0.25% makes a noticeable difference over 25–30 years. Compare lenders and brokers.

Property tax and PMI

Property tax varies widely between states, from under 0.4% of home value a year in Hawaii and Alabama to around 1.9% in New Jersey and Illinois. Pick your state to use its average, or enter your exact rate under “More options”.

With less than 20% down on a conventional loan, lenders add private mortgage insurance (PMI). It usually costs 0.3%–1.5% of the loan a year and is removed automatically once you owe 78% of the original price.

Frequently asked questions

What is included in my monthly mortgage payment?

PITI: principal, interest, property taxes and homeowners insurance, plus PMI or HOA dues if they apply. Lenders usually collect taxes and insurance through an escrow account.

How much house can I afford?

A common guideline is housing costs no higher than 28% of gross income and total debts no higher than 36%. Our affordability calculator applies these rules.

15-year or 30-year mortgage?

A 15-year loan has higher payments but usually a lower rate and far less total interest. A 30-year loan keeps payments lower. Change the term above to compare.
